The first inhabitants of Koh Samui settled about 500 years ago. They were fishermen looking for shelter against the winds in the quiet and protected waters of Bophud bay, in the North of the island. The story of Samui started to change at the beginning of the 80's, when it was discovered by backpacker travelers. These travelers brought the creation of small simple bungalow resorts with palm leaf roofs, but the secret could not be kept for long and now the island is fast becoming a resort of international stature. Prices have already increased a lot in the last 11 years. In 1995, a rai (1600 square meters) on Chaweng beach was worth 5,000,000 Baht, it sales now at 30,000,000 Baht,. On other beaches, in the South East, went from 800,000 Baht to 12,000,000 Baht today. Considering the high demand, prices will continue to rise even more in the coming years. The agreement is drawn up in the Thai and English language and details all points with regard to the term and agreements. A significant factor with regards to leasehold purchase, despite being simple and straight forward is that, with appropriate extension agreements and clauses, as well as purchase options, all of which are written into the lease agreement, a 30 year lease can become the equivalent of a Freehold purchase. This is the most popular way for Foreign Nationals to purchase land and property and a very large percentage of European residents on Koh Samui have purchased on this basis. The laws of Thailand with regard to land purchase currently state that a Foreign National cannot own outright Freehold land, this law according to many may change in the future.
